When Lawn Renovation is Necessary

The Three Pillars of Lawn Renovation
True lawn renovation has three essential components. Companies that skip any step cut corners and get mediocre results.
1. Aeration
Missouri clay soils get compacted from foot traffic, vehicles, or just years of use. We use professional core aeration equipment that pulls thousands of small soil cores (1,500+ per 1,000 sq ft), relieving compaction and creating channels for air and water movement.
Typically done in late summer or early fall (August-September). After aeration, your soil is ready to accept what you’re planting or feeding.
2. Overseeding
We overseed immediately after aeration when soil-to-seed contact is ideal. We use premium, Missouri-appropriate seed blends with perennial ryegrass and fine fescues selected for disease resistance, traffic tolerance, and long-term vigor.
Fall is the optimal window (September-October). New seed needs consistent moisture for 2-3 weeks, then integrates with existing grass.
3. Proper Fertilization
Aeration and seeding create opportunity. The right fertilization turns that into a thriving lawn. We time applications with growth cycles and provide balanced nutrition that supports strong, healthy development.
First fall supports new seed. Winter applications build roots. Spring feeding maximizes growth. By year two, your lawn is performing at a level most homeowners never achieve.

Complete Renovation
Aeration + dethatching (if needed) + overseeding + comprehensive fertilization program through the following year. For lawns needing aggressive intervention or that have had significant issues.
Problem Area Renovation
Targeted aeration and reseeding of specific areas with dead spots or severe damage, combined with focused fertilization.
Sod Installation Option
For areas too far gone to seed, or for immediate results. Combined with soil improvement so the sod thrives long-term.
Why Sod Sometimes Makes Sense
- Extensive Bare Areas – If more than 40% of your lawn is bare or dead, sod delivers immediate coverage
- Immediate Results Needed – For new construction or when you need the lawn functional right away
- Clay Soils That Need Work – Sometimes preparing the bed and installing sod on improved soil gets better long-term results
- Cost-Effectiveness – For severe damage, sod delivers faster results and sometimes costs less than multiple seasons of renovation attempts

The Renovation Timeline
- Late August: Assess lawn, create renovation plan, stop fall weeds with pre-emergent
- September (Best Month): Aerate, overseed with premium blend, begin water management
- October: Monitor seedlings, maintain moisture, apply fall fertilization
- November-December: Winter root development application supports establishment through dormancy
- Spring (March-April): Spring green-up fertilization; new seedlings have had all winter to establish roots
- Summer (May-August): First summer test with summer fertilization and weed management
- Year Two and Beyond: Dense, vigorous growth. Better stress tolerance. Deep root systems. The investment pays dividends for years.
